Please read these Terms & Conditions carefully before using the Indori Property platform. By accessing or using our website, you agree to be bound by these terms.
1. About Indori Property
Indori Property (indoriproperty.com) is an online real estate marketplace serving the Indore region of Madhya Pradesh, India. We connect property buyers, tenants, sellers, and owners. We are not a real estate agent or broker and are not party to any transaction between users.
2. Eligibility
You must be at least 18 years of age to register or use this platform. By creating an account, you confirm that all information provided is accurate, current, and complete. Accounts created using false information may be suspended without notice.
3. User Accounts
- You are responsible for maintaining the confidentiality of your login credentials.
- You are responsible for all activity that occurs under your account.
- Notify us immediately if you suspect unauthorised use of your account.
- One person may not maintain more than one active account.
4. Listing Properties (Sellers & Owners)
- You must have legal authority to sell, rent, or lease any property you list.
- All listing information price, area, location, amenities, and photos must be accurate and up to date.
- Duplicate, fraudulent, or misleading listings are strictly prohibited and will be removed.
- Listings must be for genuine residential, commercial, or land properties located in or around Indore.
- A one-time listing fee applies per property. This fee is non-refundable once your listing has been submitted for review.
- Images and videos uploaded must depict the actual property being listed. Stock photos or unrelated images are not permitted.
5. Listing Review & Approval
After payment of the listing fee, your property details are made publicly visible immediately. Uploaded images and videos are subject to admin review before being displayed. We reserve the right to reject or request modification of any listing that violates our content guidelines. You will be notified of the reason for rejection via email and may edit and resubmit your listing.
6. Contact Unlock Payments
Seller contact details (phone number, email, WhatsApp) are protected and can only be accessed after a one-time unlock payment by the buyer or tenant. Payments are processed securely via Cashfree Payments.
- Once contact details have been revealed, the payment is non-refundable.
- The unlock fee is a platform facilitation charge and does not guarantee availability of the property.
- Any disputes regarding the property itself must be resolved directly between the buyer and seller.
7. Prohibited Activities
The following are strictly prohibited on Indori Property:
- Posting false, inaccurate, or misleading property information.
- Listing properties you do not have authority to sell or rent.
- Using the platform to solicit or promote services unrelated to real estate.
- Attempting to bypass the contact unlock system by embedding contact details in listing descriptions or images.
- Harassment, abuse, or threatening behaviour towards other users or our team.
- Creating multiple accounts to circumvent suspensions or listing limits.
- Any activity that violates applicable Indian law, including the Transfer of Property Act, RERA regulations, or the Information Technology Act.
8. Broker, Dealer & Agent Responsibility
Any broker, dealer, agent, or any other user who lists a property or project on behalf of a property owner or developer bears sole and full responsibility for:
- Owner permission: Ensuring they have obtained explicit prior permission from the property owner or developer before creating any listing. By submitting a listing, the broker/dealer confirms that such permission has been granted.
- Accuracy of information: All details provided in the listing including price, area, location, amenities, images, and contact information are the sole responsibility of the listing broker/dealer. Indori Property does not independently verify any such details.
- Legal compliance: Ensuring the listing complies with all applicable laws, including the Transfer of Property Act, RERA regulations, and any other relevant legislation. The broker/dealer is solely responsible for any regulatory violations arising from their listings.
- Dispute resolution: Any disputes arising from a listing posted without the owner's consent, or containing inaccurate or misleading information, are the exclusive responsibility of the broker/dealer who created the listing. Indori Property shall not be held liable for any claims, losses, or damages financial or otherwise resulting from such listings.
- Indori Property reserves the right to remove any listing and suspend any account where it is found that a listing was created without the owner's permission or in violation of these terms, without refund of any fees paid.
9. RERA Compliance & Broker Registration
Brokers, dealers, and agents intending to list properties on this platform must register using the Broker/Builder account type — not as a buyer or general user. Registering under an incorrect account type is the sole responsibility of the broker and may result in account suspension without refund of any fees paid.
All brokers must provide a valid and current RERA (Real Estate Regulatory Authority) registration number at the time of registration. It is the broker's sole responsibility to ensure:
- The RERA registration number entered is accurate, valid, and up to date.
- Their listings comply with the Real Estate (Regulation and Development) Act, 2016, and all applicable Madhya Pradesh RERA regulations.
- Their RERA registration remains active for as long as they operate on this platform.
If a broker fails to register under the correct account type, or provides an incorrect, expired, or fabricated RERA number, Indori Property bears no liability whatsoever for any legal, regulatory, financial, or other consequences arising thereof. Such responsibility rests entirely and solely with the broker. Indori Property does not independently verify RERA registration numbers or account type declarations made at the time of registration.
10. Intellectual Property
All content on this platform including the Indori Property name, logo, design, and software is our intellectual property and may not be reproduced without written permission. By uploading photos, videos, or other content to this platform, you grant Indori Property a non-exclusive, royalty-free licence to display and promote that content on our platform and associated marketing channels.
11. Use of Listing Content for Promotion
By submitting a property or project listing on Indori Property, you expressly grant us a non-exclusive, royalty-free, worldwide, and perpetual licence to use the listing content — including but not limited to property details, descriptions, specifications, photographs, images, and videos — for the purpose of:
- Promoting and marketing Indori Property as a platform across digital and print media, including social media channels, advertisements, brochures, and press materials.
- Featuring selected listings as case studies, testimonials, or showcase examples on our website, blog, or promotional materials.
- Sharing listing content with third-party marketing or aggregator partners to increase the visibility of your property.
- Any other promotional activity reasonably related to the operation and growth of the Indori Property platform.
This licence does not transfer ownership of your content. You retain all original rights to your photographs, videos, and written descriptions. We will not alter your content in a way that misrepresents the property or is defamatory. If you wish to withdraw your consent for promotional use after a listing has been removed or expired, please contact us and we will make reasonable efforts to remove the content from active campaigns.
12. Privacy
Your use of this platform is also governed by our Privacy Policy, which describes how we collect, use, and protect your personal information.
13. Disclaimer of Warranties
Indori Property provides this platform on an as-is and as-available basis. We do not verify the ownership, title, or legal status of any property listed on the platform. We make no warranties express or implied regarding the accuracy, completeness, or reliability of any listing. All users are strongly advised to conduct independent due diligence and seek legal advice before entering into any property transaction.
14. Limitation of Liability
To the maximum extent permitted by applicable law, Indori Property and its team shall not be liable for any direct, indirect, incidental, or consequential losses arising from:
- Reliance on inaccurate or fraudulent listing information.
- Disputes between buyers, tenants, sellers, or brokers.
- Temporary unavailability of the platform.
- Unauthorised access to your account resulting from your failure to maintain credential security.
15. Account Suspension & Termination
We reserve the right to suspend or permanently terminate any account that violates these Terms & Conditions, without prior notice and without refund of any fees paid. You may also close your account at any time by contacting us.
16. Changes to These Terms
We may update these Terms & Conditions from time to time. Continued use of the platform after changes are posted constitutes your acceptance of the revised terms. We recommend reviewing this page periodically.
17. Governing Law & Jurisdiction
These Terms & Conditions are governed by the laws of India. Any disputes arising from the use of this platform shall be subject to the exclusive jurisdiction of the courts of Indore, Madhya Pradesh.
